Best furnished and mid-term rentals in Brussels (2026)

Updated · figures checked 2 November 2026

The short version

  • Staying six months or more and want a room with private bathroom and no fees: Morton Place. Want an English-speaking shared house with an app: Cohabs.
  • Need a private furnished apartment where you can register your address: Rezidentz, or IKOAB for a cheaper room if you stay at least a year.
  • Arriving with only a passport for one to eleven months: Globexs or Wunderflats; booking platforms charge a one-off tenant fee, so compare the total.
  • The rule that matters: check that the lease lets you register your domicile at the commune, because your residence permit and ID card depend on it.

Most people who move to Brussels for work or study do not sign a classic unfurnished lease on day one. They need somewhere furnished for the first months, while they learn the neighbourhoods, wait for a residence card and open a bank account. That is what this guide covers: coliving houses, serviced apartments, mid-term booking platforms and the classic listings portal with a furnished filter.

The choice is less about the decor than about four practical points. How long must you commit to? What do you pay on top of the rent, and to whom? How large is the deposit, and is it held legally? And above all: can you register your address (domicile) at the commune with this lease? Without that registration, the commune cannot issue your residence card, and many other steps (bank, health insurance, tax) wait on it.

This guide compares nine options in Brussels as published on 2 November 2026. Several providers do not publish prices or fees; where that is the case we say so instead of guessing.

How to choose a furnished rental in Brussels

Register your domicile before anything else

When you settle in Belgium, you register at the commune where you live. The commune checks that you really live at the address before it confirms the registration. Some furnished providers write in their contract that you can register; others leave it to the owner, and some short-stay set-ups do not allow it at all. Ask the question in writing before paying anything. A short stay under the tourist accommodation rules (see below) is not a residential lease.

Most mid-term and coliving contracts in Brussels are residential leases under the Brussels Housing Code. That brings rules that protect you whatever the provider says. For Brussels leases signed or renewed from 01/11/2024, the rental guarantee may not exceed two months' rent; the tenant chooses one of five forms (individual blocked account, CPAS bank guarantee, bank guarantee rebuilt in instalments over max 3 years, real security, personal surety). (source, checked 2 November 2026) The guarantee and interest are returned within two months of the tenant leaving, against a written agreement of both parties or a court judgment. (source, checked 2 November 2026)

The lease itself must be registered. Every residential lease must be registered within two months of signature. (source, checked 2 November 2026) Ask the provider who registers it and ask for proof.

Brussels also has short leases. Brussels has main-residence leases of 3 years or less as well as 9-year leases, with separate notice models. (source, checked 2 November 2026) Coliving contracts of six months to three years usually sit in this category, with notice periods written in the contract. Students have their own model. A Brussels student lease lasts at most 12 months; the student can terminate at any time with two months' notice and no indemnity; proof of enrolment is required. (source, checked 2 November 2026)

Very short stays are tourist accommodation

Rentals of up to three months follow a different regime. Renting accommodation in the Brussels Region for 1 night to 90 consecutive days requires registration with Brussels Economy and Employment, whether guests are tourists, students, interns or business travellers; rentals of more than 90 days to a student or intern are outside this regime. (source, checked 2 November 2026) In practice, if you book a furnished flat for six weeks while you look for something longer, the landlord should hold a registration number from Brussels Economy and Employment. An urban-planning certificate is required for every category of tourist accommodation, including a principal residence. (source, checked 2 November 2026) You can ask for the number before you pay. These stays are not designed for domicile registration.

What to compare between providers

  • Fees. Some providers state they charge no agency or application fees. Booking platforms charge a one-off tenant fee, sometimes shown only at checkout.
  • Deposit. Under a Brussels residential lease the deposit is capped and must take one of the legal forms, such as a blocked account in your name (see the Brussels rental guarantee rules). Platforms often leave the deposit to each landlord.
  • What the rent includes. Utilities, internet, cleaning and insurance are often included in coliving and serviced apartments. On classic listings they usually are not.
  • Minimum stay and notice. They range from a month on some platforms to a year or more in some coliving houses; see the table.
  • Language. All the providers here have English websites, but the contract language was rarely published.

The furnished rental options compared

1. Morton Place 5.9/10

Ranked 1 of 9 rated providers in this guide.

Best for: International professionals relocating for at least six months who want a room with private bathroom.

Morton Place runs premium coliving houses for professionals, with at most ten residents per house and a room with en-suite bathroom. The published price is €1,000-€1,400/month all-inclusive, and the rent covers the furnished room, electricity, gas, WiFi, fortnightly cleaning of the common areas and maintenance. The rent is fixed for the first year and then indexed.

The fee policy is the clearest in this guide: No agency, application, cleaning or check-out fee. Apart from the first month’s rent, the only other payment is the deposit of 1 month's rent. Morton Place says the deposit is held by a third party and names the MyMinfin e-deposit or Korfine as options for new arrivals; see our rental guarantee guide for how those work.

The commitment is real: 6 months (max 3 years) and a written notice period. On registration, Yes, lease allows domicile registration, which matters for your residence card.

The process suits people moving from abroad. Documents are submitted online, the lease can be signed before arrival, and rent is paid by SEPA transfer from any European account, so you do not need a Belgian bank account first. A house manager meets residents on arrival. The website is in English; the contract and support language were not confirmed.

Morton Place suits professionals staying at least six months who want privacy, a fixed all-in budget and the right to register. With only four houses, availability is limited, and it does not suit short stays.

What works

  • Transparent all-in price
  • No fees; 1-month deposit
  • Domicile registration possible

2. Cohabs 5.8/10

Ranked 2 of 9 rated providers in this guide.

Best for: Newcomers who want an instant social circle in a furnished shared house.

Cohabs offers private rooms and studios in large shared houses across Brussels. The rent includes utilities, WiFi, Netflix, weekly cleaning of common areas, a monthly breakfast and community events. Cohabs says English is the main house language in its Brussels houses, with an average stay of eleven months and an average resident age of 27.

Prices were not captured: the rent levels load in the browser and showed as unavailable when the data was collected, so the price column reads check current price. To book a room you pay the first month’s rent, a deposit of 1 or 2 months' rent, and an application fee: Application fee charged (amount not published). Ask for the fee amount before you apply.

The minimum stay is not published on the pages we checked, and whether you can register your domicile is not published. Ask both questions in writing.

The digital side is strong. You send identity and solvency documents online, visit virtually or in person, and sign the lease online. The Cohabs app opens the doors, shows your rent balance and handles maintenance requests and events. Support is reachable by e-mail.

Cohabs suits newcomers in their twenties and thirties who want a ready-made social circle in English from the first week. It does not suit people who want a private apartment, or anyone who needs to see the full price before applying.

3. IKOAB 5.5/10

Ranked 3 of 9 rated providers in this guide.

Best for: People staying at least a year who want a cheaper furnished room with no fees.

IKOAB rents coliving rooms in shared houses with furniture provided under a free loan agreement. Its fee policy is simple: No reservation or file-handling fees. Prices are not published on the pages we checked, so the column shows check current price.

The trade-off is commitment. In the Brussels Region the stay is 1 year (Brussels Region); max 3 years. The deposit is 2 months' rent excl. utilities, which is the legal maximum for a Brussels lease. After you reserve, you have a short deadline to pay the first month as a down payment by bank transfer, so have the money ready before you click.

Visits, reservation and lease signature are online, and IKOAB asks for personal documents. A Brussels phone number and an e-mail address are published. Whether you can register your domicile is not published; ask before signing, since a one-year stay without registration would block your residence formalities.

IKOAB suits people who already know they will stay a year or more and want a furnished room without agency or handling fees. It does not suit anyone on a short contract or a probation period, or those who want to keep the deposit low.

4. Rezidentz 5.5/10

Ranked 4 of 9 rated providers in this guide.

Best for: Expats wanting a private furnished apartment for 3+ months with registration allowed.

Rezidentz rents fully furnished, all-inclusive private apartments in Brussels and Antwerp, more than 100 in total. Rent includes electricity, heating, water, WiFi, insurance, taxes, weekly cleaning and maintenance. It states No agency fees.

Prices and the deposit are not published on the pages we checked: price shows check current price and the deposit not published. In Brussels the minimum is 3 months in Brussels. A Flex Pack option shortens the notice period.

The point that sets Rezidentz apart for newcomers: Yes, official registration at the Rezidentz address. It also says it helps with the paperwork for domiciliation. The commune still makes the final decision after its own check, but a provider that plans for registration removes one common obstacle.

You start with a virtual tour and apply online; the documents required are not published. Maintenance requests go through an app, and Rezidentz states it offers multilingual support.

Rezidentz suits expats who want their own furnished flat for three months or more, with bills included and the right to register. It is less suited to people on a tight budget who want to compare prices before contacting anyone.

5. Globexs 5.2/10

Ranked 5 of 9 rated providers in this guide.

Best for: Corporate or individual stays of 1-11 months where speed and minimal paperwork matter.

Globexs is an agency for furnished corporate and temporary apartments, run by a company based in Valencia, Spain. Its Brussels apartments start From €1,500/month all-inclusive (apartments), with energy included, and team houses cost more. Contracts run 1 to 11 months and can be extended by e-mail.

Its strongest point is paperwork. Globexs asks only for an identity document: no payslips, no guarantor and no Belgian bank account. Move-in can be very quick, and you pay by instant transfer. For someone who lands in Brussels without a Belgian payslip history, that removes the usual blocking points.

The open questions are fees and registration. The tenant fee is not published and the deposit not published. On registration: Only if the owner agrees in writing. If you will need a residence card from this address, get that written permission before you arrive. Private parking is offered at some apartments for an extra monthly charge; check the current price. Stays of three months or less may also fall under the Brussels tourist accommodation rules described above.

The office and phone line are in Spain, and a rental agent is assigned per booking. Globexs suits corporate stays and individuals who need a furnished flat fast for a fixed number of months. It is not the choice if you need guaranteed domicile registration.

6. Wunderflats 5.1/10

Ranked 6 of 9 rated providers in this guide.

Best for: Professionals needing a self-contained furnished apartment for one month or more.

Wunderflats is a German platform for furnished rentals of 30 days or more. On 2 November 2026 its Brussels page showed more than 200 listings. Every rent on the platform is all-inclusive: utilities, internet, furniture and property taxes, on a fair-use basis. Minimum stay is 30+ days, and prices vary per listing.

Two costs need care. The platform charges One-time tenant service fee, depends on the country (amount for Belgium not published); it becomes due when a landlord accepts your request, and the amount is shown before you pay. The deposit and a final cleaning fee are Typically charged by the landlord; amount per listing, so compare these per listing. Under a Brussels residential lease the deposit cap still applies.

Booking is online. You can pay the fee by card, Google Pay, Apple Pay or PayPal, and for some listings the first month’s rent goes through Stripe. Support has a published phone number in Germany. Whether you can register your domicile is not published and depends on each landlord.

Wunderflats suits professionals who want a self-contained flat for one month or longer and prefer an all-inclusive rent. It is less suited to people who need a known fee amount before searching. For stays up to three months, check the landlord’s tourist accommodation number.

7. HousingAnywhere 4.6/10

Ranked 7 of 9 rated providers in this guide.

Best for: Booking a room or studio in Brussels from abroad with payment protection.

HousingAnywhere is a large booking platform for rooms, studios and apartments. On 2 November 2026 its Brussels search showed 2,115 listings. You can contact landlords outside the Netherlands for free.

The cost is the main drawback. HousingAnywhere charges a one-time Tenant Protection fee: One-time Tenant Protection fee of approx. 25%-40% of the rent, minimum €175 (outside the Netherlands), added to the first month’s rent. Further payments made through the platform after booking, such as admin, furnishing or cleaning fees, carry an extra service fee outside the UK and US. Deposit, minimum stay and registration are set per listing: deposit is set per listing, minimum stay not published and domicile not published.

In return, you get payment protection. HousingAnywhere holds the rent and transfers it to the landlord only after you have moved in, which gives you time to raise a problem if the place is not as described. Booking and payment are online with all major credit cards.

HousingAnywhere suits students and interns who must book from abroad without visiting and want protection against fake listings. For longer stays, its fee makes it one of the more expensive ways to find the same type of flat.

8. Spotahome 4.6/10

Ranked 8 of 9 rated providers in this guide.

Best for: Renters who want to book a furnished flat online before arriving.

Spotahome lists apartments, flats and rooms that you book online without visiting; on 2 November 2026 the Brussels page showed 2,566.

When the landlord accepts, you pay the first month’s rent plus Spotahome’s reservation fee: One-time booking fee, amount shown only after selecting dates (not published). That fee is non-refundable once the booking is confirmed. The deposit is Paid between tenant and landlord; listings marked 'deposit protected', and bills and admin fees are also settled with the landlord. If you cancel after approval, the refund depends on how far ahead you cancel, and close to the move-in date there is no refund at all.

Spotahome transfers the first month’s rent to the landlord only after move-in, and you have a short window after moving in to report a property that is significantly different from the listing. Spotahome may ask for an ID or passport, proof of solvency and a direct debit set-up. Minimum stay is not published and domicile registration not published.

9. Immoweb 4.2/10

Ranked 9 of 9 rated providers in this guide.

Best for: Longer stays where you can visit and sign a standard Brussels lease.

Immoweb is a large Belgian property classifieds portal, not a rental service. With the furnished filter, a search on 2 November 2026 returned 985 apartments for rent in the Brussels province. Listings come from owners and agencies, and many are written in French or Dutch, though the site has an English version.

Because it is a portal, everything depends on the landlord: set per listing, deposit set per listing (legal cap applies), and domicile depends on lease. No platform tenant fee was found (not published). Leases signed this way fall fully under the Brussels Housing Code, including the guarantee cap and lease registration set out on the Brussels rental guarantee page.

You contact the landlord, visit, and send your file (ID, proof of income, sometimes an employment contract). There is no online booking and no payment protection, so never pay before a visit and a signed lease.

Immoweb suits people already in Brussels who want a standard lease for a year or more, with the full protection of Brussels law. It is not practical for booking from abroad.

If you are still abroad

Book only what lets you arrive safely, and keep the long-term decision for later. Platforms with payment protection (HousingAnywhere, Spotahome) and providers that sign leases remotely (Morton Place, Cohabs, IKOAB, Rezidentz, Globexs) let you have keys on arrival. Before paying, check three things in writing: the full first payment (rent, deposit, fees), the cancellation terms, and whether the address allows domicile registration.

If you need a residence card or a Belgian ID

Your commune registration starts from your address. Choose a provider that states registration is allowed (Morton Place and Rezidentz say so), or get the owner’s written permission (Globexs). A stay of up to three months under the tourist accommodation regime is not built for this. If you start in a short let, plan to move into a residential lease quickly so the registration and the residence procedure are not delayed.

If you are a student or intern

Brussels has a dedicated student lease with a maximum length and an easy exit on proof of enrolment, set out in the Brussels lease models. Coliving providers and platforms may use their own contracts; ask whether you can use the student lease model. Rentals of more than 90 days to a student or intern fall outside the tourist accommodation regime, according to Brussels Economy and Employment (checked 2 November 2026).

Step by step: securing a furnished rental

  1. Decide your real minimum stay. A probation period, a fixed-term assignment or a study year all point to different options.
  2. Shortlist two or three providers and ask in writing: total first payment, deposit form, notice period, domicile registration.
  3. For stays of three months or less, ask the landlord’s tourist accommodation registration number.
  4. Prepare your documents: passport, employment contract or enrolment proof, and recent payslips if you have them.
  5. Pay the deposit into a legal form (blocked account or equivalent), not to a private account, when the contract is a residential lease.
  6. Sign the lease and an entry inspection report with photos.
  7. Check that the lease is registered within the legal deadline.
  8. Go to the commune with the lease to register your address.

Our verdict

Overall, Morton Place comes out ahead in the table. For professionals staying at least six months, Morton Place fits best: a published all-in price, no fees, a one-month deposit and a lease that allows registration. Cohabs (ranked 2nd of 9) is the choice for people who want an English-speaking shared house and a strong app, provided they ask the rent and application fee first. For a cheaper room with no fees and a commitment of at least a year, IKOAB fits, while Rezidentz is the choice if you want your own furnished flat with registration from three months. Globexs and Wunderflats are good bridges for fixed stays from one month, especially with only a passport. HousingAnywhere and Spotahome are useful to book from abroad with payment protection, but their tenant fees make them costly for long stays. Immoweb is where you go once you are in Brussels and ready for a standard lease.

It depends on the lease and the owner. Morton Place and Rezidentz state their leases allow it; Globexs allows it only with the owner's written permission. A short stay under tourist-accommodation rules is not a residential lease. Source.
